Before making a reservation with us, please read our Terms & Conditions below with care before booking.

Lawson Park is available for rental at selected periods highlighted in the calendar on this page. Nightly rates range seasonally from between £400 and £800 and include heating / water, linens, cleaning materials, TV & Internet access and use of the garden sauna. Weekly rates are generally £2300 – £4000.

A maximum of 4 children over 10 years old are welcome as part of guest parties. Note that the first stage of the booking system here doesn’t allow you to add the number of children in your party, but don’t worry, the next stage does!
Babies of under 12 months old are also welcome, but due to the nature of our furnishings and the areas of open water in the garden, the property is not suitable for older infants or toddlers.

Additional information for guests

  • Coniston village is a 15 minute drive from Lawson Park, Ulverston and Windermere train stations are both around 40 minutes drive away.
  • Our vehicle access track is maintained by the Forestry Commission – it’s unsurfaced and perfectly accessible by non-4WD vehicles but care should be taken as its surface can be loose. If you’re very precious about your car, it’s probably not for you!
  • Unfortunately there is no public transport in the area and few reliable taxi services, so bringing a car is necessary.
  • The property exterior is sensitively lit at night, so even if you arrive after dark you needn’t worry.
  • Two of the guest bedrooms (1 x twin & 1 x disabled access double) are reached via a short external walkway. One double and 1 x twin are reached from within the main building.
  • We offer a large screen SMART TV in the lounge area, and recently-upgraded wifi is available throughout the property. However, being a rural service, it is not as fast as visitors may be used to elsewhere. 
  • There is no landline at the property. Mobile phone signals can be patchy inside the building but fine in the gardens.
  • Wardens live in the attached cottage and are often available for guest advice if needed. Other maintenance staff may be present in the grounds on selected days during your stay, at which times we will give prior notice to guests.
  • Lawson Park’s gardens are extensive, and there are private areas, a barbecue and seating for guest use. Exclusive use of the Meadow Sauna is included in guest stays.
  • The property has ground source heat pump generated underfloor central heating throughout. One bedroom is heated by electric radiators only.
  • We have rubber boots / outdoor wear that guests can borrow and a utility room where wet / muddy clothing can be dried off.

*TERMS & CONDITIONS*

We strongly recommend guests take out personal Travel Insurance prior to booking.

Check-in time is by prior arrangement between 4pm – 9pm on the day of your arrival and check-out time is 10.00am. If you can, let us know roughly when you’ll arrive so that we can ensure the house is warm and well-lit. We reserve the right to make a surcharge for a departure later than ten minutes from the agreed check-out time, as this adversely affects the quality of provision we are able to offer the next incoming guests.

If you book less than 4 weeks before the start of your holiday, we ask for the full accommodation charge at the time of booking. Otherwise, the payment is made in two instalments.

Your 50% deposit is due at the time of booking and is Non-Returnable. Our booking system will automatically remind you when you need to pay the 50% balance of the accommodation charge –  at least 4 weeks before the start of your holiday. If you do not pay the balance when it is due we reserve the right to cancel the booking.

Cancellations
1. If you need to cancel your holiday after paying the deposit
, as a courtesy we will try our best to re-let the break. If we are successful we will return your deposit, less the deduction of an administrative charge of £25.

If you cancel after paying the full cost of your break, as a courtesy we will try our best to re-let the break and return a portion of your full payment if successful. We will deduct an administrative charge of £25 and any financial administration charge on your payment. (NB If your cancelled break is more than a few months away, we often attract another booking. However, it usually proves impossible for us to re-let breaks at short notice).

In unavoidable cancellation circumstances where the full cost of the holiday has been paid, guests may negotiate with us to re-assign their break to a friend or family member. This arrangement is subject to the discretion of Grizedale Arts and must be agreed in writing a minimum of 3 working days ahead of the holiday.

We reserve the right to refuse any booking or cancel any bookings subject to refunding any sums you have paid without further liability on our behalf.

We cannot accept responsibility or pay any compensation where the provision of the holiday is prevented or affected by reason of circumstances which amount to “force majeure”. These include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the property through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic, pandemic and all similar situations beyond our control.

COVID19-related cancellations
2. If guests are unable to take up their holiday because Covid19-related governmental restrictions prevent them from legally travelling, we will offer to either postpone the holiday within a 12 month period from the original booking or we will offer a full refund of all payments. We will invoice guests for any shortfall between the costs of the original and revised bookings, and will return to guests any overpayment if a less expensive holiday is re-booked.

If travel is permitted at the time of the break, and guests cannot take up their booked holiday because they are unwell with symptoms of Covid19, have tested positive for Covid19 or are self-isolating, they may cancel their break under the terms above (1.)

Complaints
We try exceptionally hard to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the guest to make any such problem known to us immediately it becomes apparent, thereby giving us the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained. We will make every endeavour to rectify any identified problems as soon as is reasonably possible.

Damages
Accidents do happen! Guests should notify us of any damages or breakages prior to their departure so that we can resolve them ASAP. We ask for a £200 deposit at booking, and charges against or where necessary additional to this may be made for significant replacements or repairs required as a result of accidental damages.

Miscellaneous
Whilst every care is taken to provide a true and accurate description of the property on or website, in marketing and in email communications, over time alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

Grizedale Arts reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

Grizedale Arts is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner’s opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

Grizedale Arts reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered to be unreasonable.
